A remarkable new property has entered the Studio City real estate market, boasting an impressive $28 million price tag and a notable Hollywood connection. This sprawling architectural estate, spanning over an acre and enveloped by lush trees with extensive views of Fryman Canyon, is the brainchild of developer Doug Prochilo, who is married to Netflix executive Bela Bajaria.

Prochilo's vision for this residence, located at 12309 Viewcrest Rd., involved a complete transformation of an existing structure. Partnering with architect Adrian Koffka and landscape architect Ross Woodley, the team embarked on an 18-month design and permitting phase, followed by nearly two years of construction. The resulting 10,833 square-foot home, featuring seven bedrooms and eleven bathrooms, was intended as a family dwelling. However, with his children having moved away, Prochilo decided to offer this unique property for sale. The design philosophy centered on creating a warm, inviting, and highly functional space that merges seamlessly with its natural surroundings, offering a "treehouse" like experience with abundant views of greenery from every window. Special attention was also paid to fire safety, incorporating innovative materials and techniques such as Shou Sugi Ban cladding and DensGlass sheathing, a crucial consideration given the area's fire risks.

Beyond its aesthetic appeal and robust construction, the property is designed for grand-scale entertaining. It features two chef's kitchens, including a dedicated catering kitchen, and a unique sunken living room with a large media screen that can accommodate up to twenty guests, offering an alternative to a traditional home theater. The meticulously planned driveway ensures smooth valet operations for events, while the strategic location provides convenient access to Hollywood studios, making it an ideal residence for industry professionals. Prochilo sees this project as a testament to his belief in the Studio City market's potential for luxury properties, aiming to prove that such a high-caliber development can thrive outside of more traditionally opulent neighborhoods like Beverly Hills.
